THE DEVELOPMENT
Located within the 'New Downtown Overlay District' in Verona, WI, this nine acre redevelopment will encompass four buildings having commercial/retail, residential, and office land uses, surface and structured parking and open space amenities.

This project site was selected based on its prominent location along West Verona Avenue and the opportunities to expand the local economy and residential options afforded to City residents. This site is an important and visible location on the main westerly approach into the downtown area along the West Verona Avenue corridor.

The six buildings within the project will improve the functionality of the location. They will feature professional offices, commercial/retail, and multi-family residential.
The residential component will add 277 apartment units and a mix of new businesses. Adjacent to the site will be a 120 room flag hotel and an 8,000-10,000 square foot conference and events center.

VERONA, WI
The City of Verona has a population of 12,500, and is home to Dane county’s largest employer, Epic Health Systems. Verona is a growing community with hometown charm and access to the Military Ridge Bike Trail and National Ice Age Trial. The community is within reasonable commute to places of employment both in Verona itself and Fitchburg to the East. Madison’s central business district can be reached in just a 20-minute drive time via Highway 151. Highway 151 is located just one mile east of the city, and connects Verona to Madison’s beltline system.
NEW HIGH SCHOOL
The City of Verona recently approved a 183-million dollar referendum to build a new high school on the city’s west side and make improvements to other district buildings to accommodate for growing student enrollment. It is one of the largest referendums in state history. Enrollment is projected to increase by more than 1,500 additional students by 2030. The schematic design phase was completed in mid-October and the project broke ground during the last week of March 2018. The project is scheduled to be completed in time for the beginning of the 2020 school year. The new high school will be located just down the road from the Sugar Creek Commons site.
